Architectural Review Committee (ARC)

The Architectural Review Committee (ARC) reviews and approves/disapproves all homeowner requests for exterior additions, changes and improvements to properties. Remember, do not start any exterior project before receiving approval from this committee.  They also monitor homeowner covenant compliance as well.

The ARC completes two reviews per year regarding exterior covenant compliance. View our sample list of exterior items reviewed on these inspections.  Our community is aging, so making sure your home is compliant is very important in keeping our community attractive and home values high.

The Board and the ARC encourage all attached homeowners to work together to make certain the exteriors of their adjoining homes are maintained/updated in unity.

Please remember to complete the Architectural Review Request Form or email the ARC if you have questions before completing the form. If in doubt about a project, please contact the ARC before proceeding. IMPORTANT: Do not proceed with any exterior project prior to receiving approval from the ARC.

If you are planning to get new roof shingles, a sample shingle must be provided along with the completed paperwork to receive approval from the ARC Committee before installation begins. Garage/shutter paint colors for adjoining units must be approved as well before the work begins, as these items must match adjoining units.

Mailbox and Mailbox Post Guidelines

To maintain the value and aesthetics of our community, the Arbors on Bluff HOA signed a contract with a preferred mailbox and post vendor.  If you find that you need to repair or replace all or part of your mailboxes and/or post – you will need to contact our preferred vendor directly to facilitate this update and to obtain current pricing.

Our community has a specific style post, and to be certain the color is correct, you will need to purchase paint directly from Otto’s Streetscape Solutions or Sherwin Williams. Download and print the mix information to take with you to Sherwin Williams. IMPORTANT:  If you do not purchase the paint from Otto’s or Sherwin Williams, the color will not be correct and you will be asked to repaint your post again.  PLEASE NOTE:  Painting is ONLY recommended for the mailbox posts.  Mailboxes are powder-coated and if numbering is placed on a painted surface, it will not adhere.  Therefore, when necessary, it is recommended that mailboxes are REPLACED and not painted.

Also, all mailbox posts must have the required post protection guard installed.

If you have a dual-mailbox post, we ask that you work with your neighbor to make the change together and split the costs. If you have a single mailbox, it must remain single. Regarding installation, Otto’s can install, you can install, or you can contact Dean Ellis at 317 358 6445 for installation assistance.
