Architectural Review Committee (ARC)
The Architectural Review Committee (ARC) reviews and approves/denies all homeowner requests for exterior additions, changes and improvements to properties. Please do not start any exterior project before receiving approval from this committee.
The ARC inspects each home monthly for exterior covenant compliance. Please see our inspection checklist. Our community, built in the early 2000s, requires ongoing home maintenance to remain attractive and keep home values high.
The Board and the ARC encourage all attached homeowners to work together to ensure the exteriors of their adjoining homes are maintained/updated in unity.

Please wait for approval or feedback from the ARC before proceeding. Please email the ARC or speak to an ARC member if you have questions about the form or your plans.
If planning a new roof, provide to the ARC a sample shingle along with the completed form to receive approval before installation begins. Shingle, garage door, siding, and shutter paint colors for adjoining units must be approved before work begins, as these items must match the attached home.
When forwarding a submission, attach any necessary photos or plans that support your request.
Mailbox and Post Guidelines
To maintain the value and aesthetics of our community, the Arbors on Bluff HOA signed a contract with a preferred mailbox and post vendor, Otto’s Streetscape Solutions. If you need to repair or replace all or part of your mailbox and/or post, please contact Otto’s directly to facilitate this update and to obtain current pricing.
Our community has a specific style and color of post. If repainting, you must purchase paint from Otto’s or Sherwin Williams. Download and print the paint mix information to take to Sherwin Williams. IMPORTANT: If you do not purchase the paint from Otto’s or Sherwin Williams, the color will not match and you will be asked to repaint your post. Painting is recommended ONLY for mailbox posts. Mailboxes are powder-coated and numbers placed on a painted surface will not adhere. Therefore, please replace mailboxes rather than attempt repainting.
All mailbox posts must have the required post protection metal base guard to prevent rot and damage from string trimmers.
If you have a dual-mailbox post, please work with your neighbor to make the change together and split the costs. If you have a single mailbox, it must remain single. Otto’s can install, you can install, or Dean Ellis at 317 358 6445 can install your new post.
